Independent Advice
No contractor commissions. No hidden agenda
We work solely in your best interests, giving you honest, independent advice based on your documents.

Understand Every Cost
Know what's included—and what's not.
We'll explain what's included, what's missing and what deserves clarification.

Reduce Costly Mistakes
Small wording issues today can become big costs tomorrow.
Hidden costs often start with unclear paperwork. We'll help you identify them early.

Move Forward With Confidence
Make your next decision with confidence.
Whether you decide to proceed, negotiate or walk away, you'll do it with complete confidence.
We're not here to tell you not to hire your builder.
We're here to make sure you fully understand the quotation before making your decision.

For more than 20 years, I've worked with excellent builders. I've also seen honest homeowners caught out by unclear quotations, assumptions and paperwork they didn't fully understand—turning what should have been exciting projects into expensive lessons.
That's exactly why I created Don't Get Ripped Off.
Because homeowners deserve someone who's completely independent when they're making one of the biggest financial decisions they'll ever make.
Not to tell people who to hire.
Not to find fault with every quotation.
But to make sure homeowners understand exactly what they're agreeing to before they commit.
Every report is written with one simple question in mind...
"If this were my own home... what advice would I give my own family?"
That's exactly how I'll review your quotation.

Our goal is simple—to help you understand exactly what you're agreeing to before you commit to one
of the biggest investments you'll make in your home.
Everything you need to know before requesting your independent review.
Your builder should always be your first point of contact, and many builders are honest professionals who are happy to answer questions about their quotation.
However, it's important to remember that they're also the person asking you to accept their proposal.
That's where an independent review can help.
My role isn't to criticise your builder or tell you who you should hire. It's to review your quotation, contract and supporting documents from a completely independent perspective, explain everything in plain English, and highlight anything that may need clarifying before you commit.
Think of it as having an experienced person in your corner before making one of the biggest financial decisions you'll make on your home.
No. Absolutely not.
My job isn't to find problems for the sake of it or to persuade you not to use a particular builder.
If your quotation is clear, well-written and fairly priced, I'll tell you that too.
An independent review is about giving you confidence, not creating doubt.
Where I do identify anything that's unclear, missing or open to interpretation, I'll explain it in plain English and suggest the questions you should ask before making your decision.
Sometimes a report highlights areas that need clarifying. Other times it simply confirms that everything appears to be in order.
Either way, my goal is the same—to help you make an informed decision with confidence.
If you're paying a builder, contractor or tradesperson to carry out work on your home, there's a good chance I can review the paperwork before you commit.
That includes everything from bathrooms, kitchens and roof replacements to extensions, damp proofing, structural alterations, electrical work, plumbing, windows and doors, basement conversions and much more.
The size of the project doesn't matter. Whether you're spending £2,000 or £200,000, the goal is exactly the same—to help you understand what you're agreeing to before you sign.
If your project isn't listed on the website, don't worry. Simply upload your quotation and supporting documents, and if it's something I can review, I'll let you know.
To provide the most accurate review, it's helpful to upload everything you've been given relating to your project.
This typically includes your builder's quote, contract, terms and conditions, plans, drawings, specifications and any other supporting documents you've received.
Don't worry if you don't have everything.
Simply upload what you have, and I'll let you know if anything else would be helpful before I begin the review.
The more information I have, the more complete and accurate your independent review will be.
If you're unsure what to upload, simply send what you have and I'll guide you from there.
That's absolutely okay.
The purpose of the report isn't to prove that your builder is right or wrong. It's to help you understand your quotation and identify anything that may need further clarification before you commit.
Many of the points raised in a review can be resolved with a simple conversation. A good builder should be happy to explain their quotation, answer reasonable questions and clarify anything that's unclear.
My role is to help you ask informed questions—not to create conflict or tell you who you should hire.
Ultimately, the decision is always yours, but you'll be making it with a clearer understanding of what you're agreeing to.
It can—but that's not the only reason homeowners use the service.
Sometimes an independent review identifies unclear wording, missing items or assumptions that could lead to unexpected costs later in the project. Raising those questions before you sign may help you avoid expensive misunderstandings or give you the confidence to clarify certain points with your builder.
Just as importantly, many homeowners use the service for peace of mind. If your quotation is clear, well-prepared and fairly presented, I'll tell you that too.
The real value isn't just about saving money—it's about understanding exactly what you're agreeing to before making one of the biggest investments you'll make in your home.
Yes. Absolutely.
Every document you upload is treated as strictly confidential and is never shared with builders, contractors or any third party without your permission.
Your quotation, plans, contracts and supporting documents are reviewed solely for the purpose of preparing your independent report.
I understand that these documents often contain personal information, pricing and details about your home, so they're handled with the same level of care and discretion that I'd expect if they were my own.
Your trust is incredibly important to me, and protecting your information is a responsibility I take seriously.
Every project is different, which is why we start with a free suitability check & initial assessment of your documents.
Once we've reviewed what you've uploaded, we'll let you know:
✅ Whether your project is suitable for review
✅ What documents we recommend including
✅ Whether we've already identified any areas that may need clarification
✅ The cost of a full independent review (if you'd like us to continue)
There is no obligation to proceed.
Our goal is to help homeowners understand exactly what they're agreeing to before they commit to a contract or spend significant money on their project.

A Personal Message From Steve
One Last Thing...
If your quotation is fair, I'll tell you.
If something important is missing, I'll tell you.
If I think you're about to make a costly mistake, I'll tell you.
That's the promise behind Don't Get Ripped Off.
No sales tactics.
No contractor commissions.
No hidden agenda.
Because once a contract is agreed and signed, changing what's included often becomes difficult,
expensive or even impossible.
I hope I get the opportunity to help.
